Residential Refurbishments

The external residential refurbishment works aim to stabilise the housing market, giving confidence to property owners in an area through works to external elevations, including brick cleaning, new boundary walls to the front and rear where appropriate, decoration to stonework details and gutter replacement.

The aims of the works are:

  • To improve the external appearance of a block;
  • To assist in stabilising the housing market in an area;
  • To assist in raising demand in an area and so reducing the number of empty properties;
  • To encourage complementary investment in the properties by the private owners using a number of available forms of assistance.

Exterior Improvements will be used strategically in a neighbourhood as a response to issues around the sustainability of the housing market and in an attempt to change the perception of a neighbourhood. It will be offered as one of the tools to contribute towards housing renewal and other regeneration objectives for an area.

As part of the inspection process prior to the works being carried out , officers will offer an MOT style inspection of the property to highlight other repairs that may be needed at the property. If this MOT service is taken up, the officer will then be able to signpost the resident to a number of other forms of assistance that are available. These forms of assistance could include the following:

  • ‘Home Improve’ Equity Release – releasing equity in the property to carry out highlighted repairs and / or improvements;
  • Warm Front Grants or assistance with energy advice from the North Manchester Energy Advice Centre;
  • Home Repair Assistance – small forms of assistance targeted at home owners aged over 60 to enable urgent items of repair to be carried out.
