Home Contents Insurance

Many of our tenants believe that we automatically insure their furniture, decorations and belongings against theft, fire, vandalism or water bursts. This is not the case. Unfortunately many people only realise this after the damage has been done.

We strongly advise you to take out household contents insurance.

You can do this either through our home contents insurance scheme, or by making your own private arrangements.

Our home contents insurance scheme is arranged through Norwich Union and is available only to our tenants.

What it Covers

The insurance covers:

  • Most of your home contents whilst they are in your home. (Your contents are covered for loss or damage caused by specific events and occurrences).
  • The theft of keys
  • Freezer contents
  • Your liability to the public

Full details are given in the policy booklet you receive when you are accepted into the scheme.

Minimum sums insured £6,000 for people over 60 years old, £9,000 for all ages
Type of losses insured Fire, theft vandalism and water damage.
Accidental damage Mirrors and fixed glass in furniture, televisions, videos and their aerials.
Valuables Up to 1/3 of amount sum insured or £5,000 whichever is greater. For single high risk item upto £1,000.
Decorations Fixed allowance
Freezer contents Up to £200
Tenant’s improvements Up to 10% of sum insured
Theft of keys/Replacement locks Up to £200
Money Up to £200
Fatal accident £1000 death benefit
Personal Liability Up to £1,000,000

New For Old

Items that are up to five years old are covered on a new for old basis. This means they will be replaced with new items if they are destroyed by an event covered by the policy.

You should therefore calculate the total value of;

  • Items up to five years old, valued at their current replacement cost as new (except clothing and household linen).
  • Items over five years old, valued at their current replacement cost as new less an allowance for wear and tear.(except clothing and household linen).

It is important not to undervalue your items. If you undervalue your items the insurance company will not pay the full value of your claim.

You must declare the full value of items insured. Failure to do so may invalidate your policy or reduce claims settlements.

Weekly Payments

To ensure that you are always covered you must keep your payments up to date.

The cost of insurance is payable weekly and premiums can be paid when you pay your rent.  To work out your weekly payment please refer to the table below.

These costs include Insurance Premium Tax.

Make sure you answer all the questions and sign the declaration. Please return the completed form to:

Start Date

The insurance starts when we inform you that you have been accepted into the scheme.

We will then write to you with details of your weekly insurance payments and the date when you should start paying.

Important Information

All materials facts must be disclosed.  Failure to do so could invalidate your policy.  A material fact is one which is likely to influence an insurer in the acceptance and assessment of this application, for example intended un-occupancy of the property or any criminal  convictions (other than motor offences). If you are in any doubt as to whether a fact is material, then it should be disclosed to the insurer.  If any changes in circumstance arise during the period of insurance cover please provide your insurer with details.
