Rechargeable Repairs

We must do certain repairs by law, for example on the structure of your home or on gas, electricity, plumbing and heating installations. You do not have to pay for these types of repairs, these are free repairs.

However, you must do most other repairs yourself, or pay us or someone else to do them for you.  These are called rechargeable repairs, we will charge you if you want us to do them for you.  

We may do some rechargeable repairs for free if you are elderly or disabled.

The following are examples of rechargeable repairs:

  • Appliance fuses
  • TV aerials (excluding communal aerials)
  • Window locks
  • Door and window key cutting
  • Wash basin, bath or sink plugs and plug chains
  • Toilet chains
  • Door chains, door numbers and letter boxes
  • Hairline cracks in plaster
  • Skirts to ceiling lamp holders
  • Cylinder jackets
  • Blockages to waste pipes
  • Frozen pipes

Deliberate Damage

If the tenant, a member of their family, a visitor or other third party cause damage deliberately or by neglect we will seek to recover the cost of the repair.

We will not seek to recover the cost of the repair where criminal damage or vandalism has occurred, providing the incident has been reported to the police and the tenant is able to provide us with a crime number.

How much will it cost?

When you report a repair we will tell you if it is rechargeable. A list of the most common rechargeable repairs is available from your local housing office.

There is a minimum charge of £25 per repair.

If you pay in advance the minimum charge is £15 per repair.

How you can pay

If you pay for the repair in advance and in cash you will receive a £10 discount.

If you pay for the repair in advance and in cash and the cost is over £200 you will receive a 10% discount.

If you are unable to pay in advance you will be asked to sign a Rechargeable Repair Agreement and separate account for the amount of the recharge will be set up. You will then be issued with a payment card and will be able pay into the account as you do with your rent account.

When will the work be done?

If we have a legal duty to do the repair or it threatens the integrity or security of the building the repair will be classed as urgent, whether you have paid or not.

If the repair is not urgent the work will only be ordered once payment has been made in full.
