Decent Homes
First Choice Homes Oldham is set to spend £128 million on repair and improvement works to tenant's homes during 2003-2007.
£86.4 million of this improvement programme is possible thanks to Oldham Council setting up First Choice Homes Oldham as an Arms Length Management Company (ALMO).
We have already completed works to the value of more than £60 million since 2002 to ensure all our homes meet the Government’s Decent Homes Standard by 2007. So far over 4,000 homes have been completed.
Over the financial year 2004 - 2005, we improved the energy efficiency of our properties. The Standard Assessment Procedure (SAP) document outlines the results of these improvements. Click here to download the SAP procedure (PDF 62KB)
Our Plans for 2005/2006
In 2005/6 we will be investing a further £35 million. This means that a further 3,000 tenant's homes will benefit from a range of repairs and improvements including:
- new windows and doors,
- up-grades to heating systems
- rewiring of electrics
- repairs to roofs and walls
- new kitchens and bathrooms where these are worn out.
We will also be spending £3 million on environmental improvements. This will include security works, garden fencing and improvements to communal areas on estates.
We will be working with our contractor partners Emanuel Whittaker Ltd, The Lord Group, Connaught PLC and Apollo Heating to deliver this ambitious programme.
